Nothing here is an offer

The pages on this site, the examples in them and anything we say by phone or email are information, not an offer to buy your property. An offer exists only when we give it to you in writing, and it binds either of us only when a purchase agreement is signed by both sides. Any number, range or timeline shown anywhere on this site is illustrative and is not a valuation, an appraisal or a promise about your address.

We are a buyer, not a brokerage

We buy property for our own account. We are not real estate agents or brokers, we do not list houses, we do not represent you in a transaction and we charge no commissions. Because we are the buyer, our interests and yours are not the same – that is normal in any sale, and it is the reason you are free to get your own agent, attorney or second opinion before signing anything. We would rather you did.

Not legal, tax or financial advice

Foreclosure timelines, probate, tenant rights, liens, HOA rules, capital gains and disclosure duties all turn on facts we do not have. Nothing on this site is legal, tax or financial advice, and reading it does not create a professional relationship. For advice about your situation, speak to an Arizona attorney, a HUD-approved housing counsellor or a tax professional.

What we ask of you

• Accuracy. Tell us the truth about the property as far as you know it. An offer built on wrong information is not an offer either of us can keep.
• Authority. Only submit a property you own or are legally authorised to sell or act for.
• Contact. When you submit the form you are asking us to get back to you, so you agree we may contact you by phone, text or email about your enquiry. Tell us to stop at any time and we will.
• Fair use. Do not use the site to break the law, to scrape or overload it, or to submit anyone else’s details.

No guarantee of outcome

We cannot promise that we will make an offer on any given property, that an offer will suit you, or that a sale will close by a particular date. Title problems, liens, probate and lender timelines are outside our control. Where a closing date is agreed in writing we work to it.
